In a short verse, I don't have the numbers :( but in general I just don't know if what I want to do in the long run which is BRRRR would be a good idea if I start with utilizing a VA LOAN for a duplex to begin with.

Unless a different one would be better that you could suggest   If you are house hacking you can utilize 3-10% down. 20%+ is great to put down but not always possible.

@Bryce Jamison As long as the previous owner keeps up with the maintenance of the home and keeps it in good condition, I tend to favor older homes in established neighborhoods.
