There is an incredible amount of points to consider when weighing the options on something like this and honestly, I don't recommend it to very many people at all ....even seasoned tradesmen and investors.

I’ve watched a lot of videos on how to screen and how to set up work with contractors, so I’m hopeful to build those relationships more in this area in the future.Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

That would be my recommendation for next steps. 

If a landlord plans to hold the property for a while, we always recommend an annual lease, ending to align with the summer leading lesson, or staggered with their other leases depending on the situation.  

I would recommend finding a investor focused real estate agent or some wholesalers that focus on the areas you are looking

I see a lot of amenities you recommended as amenities that increase the quality of stay which leads to a higher guest satisfaction but doesn't really affect my return.

Any recommendations as to what to tell my attorney? 

I highly recommend working with him, but only if you're willing to put in the effort to build a business and though leadership brand!
