Echoing what Shawn said above, you would have a vast array of options ranging from lively resorts with tons of amenities (think water slides, lazy rivers, tennis)...ranging to quieter resorts with lots of green space and forest or lake view homes.

AND try to find a market where you do not have to compete as much with 2nd home demand - a place where people go to vacation but is not top of mind for a rich guy's vacation home destination (ski town, lake house, etc.).If you are asking for the secret market that returns 20% cash on cash without any renovation or difficulty, that doesn't exist.

So I kinda understand your frustration, but more details would be helpful I think. same here in Lake Oswego cant touch a tree..

We have a lake house that rents for the same rate as a hotel in the area, therefore our occupancy is super high. 

My boss rents out his Class A motorhome on Outdoorsy and nets ~$4000/mo near Salt Lake City.

It’s right off Lake Mary Rd/I-40. our PITI is lower, 2200, so we only charge them $2600.

Appreciate any insight into the matter, if I can make it work it'll be a phenomenal property in extremely desirable lake location.
