For it to be considered a legal (4th) bedroom it must be 70 sq ft/ have fire escape so im thinking it would be better to list it on the lease as office/storage space.

Basement: If it's unfinished, it might be best to lock it off, use it for storage and cleaning supplies, and only provide access when guests need to use the washer and dryer.Size: 2/2 is enough space for most of the guest traffic there, especially if you can fit in a bunk bed.Well water: It's super common here.

We just had an eviction thrown out from over a year ago on a property we manage, (eviction was not done by us) the judge communicated that an eviction is only to remove tenant from the premise and restore your possession. 3) I'm not sure there's a perfect answer here but what we do is include a clause in our lease that we will move the items to storage for 30 days and the tenant can pick them up at their cost. 4) May be worth it but most of the time it is not in my experience.

☺️)...you might talk with the realtor and it goes on the MLS and it sells to someone else....or it might sit on the MLS for a while and you eventually get it.My point is, as a realtor and investor myself, put yourself in the other person's shoes...they don't want to feel "pushed" or like someone is trying to take advantage of them.

Now I guess the OP could make the argument he stepped into the shoes of the 2nd DOT holder but I'm not sure that works when you obtain title via a Trustee's Deed since there are no warranties.
