The way you construct the building, how high it is elevated, what is in the lower levels, does it have flood mitigations like breakaway panels, etc. all will impact the eventual rate for the Flood Insurance in the National Flood Insurance Program (NFIP).  

I just wanna cut my losses not ($2,233 already paid for flood insurance, surveys, and elevation certificate) and walk away from the loan. 

Is the sewer pipe for the new bathroom large enough, in good enough shape, or even at the right elevation where you can use the existing pipe.

With a residential property don't you have to put the property on stilts or bring in fill and compact it until the 1st floor level is at or above the zone base flood elevation?

Can someone help me understand for a flip in a 100 year flood plain if I need to elevate an existing property if I plan on adding an extension?

Simple ways to elevate the hardware are to use knobs for the doors and nice modern pulls for the drawers.

The elevation of that floor compared to the Base Flood Elevation can make a big difference in the flood rates with some companies.

The lumber market is still elevated year over year, but it is starting to correct.I can’t say if what has transpired justifies the price of lumber, but we live in a country with a free market system.
