Opinions on leverage are much like opinions on religion.

I don’t want to get into religion or politics but personal finance is a lot like religion you either thrive and want more of it or it goes in thru one ear and out the other.

If you really don't want to rent to someone, and it is based on something outside of the protected classes (race, religion, national origin, etc), you simply turn them down.

It is illegal to discriminate based on race, religion, sex, etc... a landlord running a credit check on one potential tenant and not the other is an example of discrimination.Other than that, once you've verified your tenant you will feel comfortable handing over the keys to the property.
