He rightly points out the true material costs when accounting for all of the smaller misc. items add up and is usually under represented in construction budgets by new investors.

Hey @Ashley Kroft I love using Pricelabs feature of creating a comp set because you can really drill down to the finer details of what others are doing in the market, in your specific area.

Why not just set up sole prop?

I guess you're right about the amount, but the rate is reasonable.

Real estate loans to owner occupied properties where the business of the owner is closed down - or SHOULD be, and the owner needs some time to sell the property.  

And here's a tip...When you think you are all done; stay in your new STR for 24-48 hours and keep a list of each thing that you were reaching for that wasn't there. 

We as tenants had to acquire a shop vac and clean it ourselves, including dragging rugs full of filth and animal hair to the dumpsters.

I have made up my mind that I want to be in the real estate game. 

I'm looking for an experienced contractor to partner with on my first full flip; I own two properties and have done minor renovations to those properties but this is my first full flip with a full rehab so I want someone with experience to assist as I learn the ropes.

It's required now with the new regulations.
