@Nick Tiscareno, That is correct the contract is saying the buyer is taking over the remaining balance of the mortgage (Aka "subject to") and that the monies the seller has pre-paid into escrow to cover the taxes and insurance on the property has been included in the sales price. 

FHA allows for an up to 6% seller's concession to be applied towards closing costs and pre-paids.

I was just hoping somebody would have some insight into this process and maybe some words of wisdom so that I can protect myself against upcoming renters that have their rent prepaid and deposit taken care of.

You forget the prepaid insurance and taxes.

When I cancel the policy they refund me whatever I have pre-paid for the month. 

If you use the cash accounting method, that last months rent would be rent income when you actually receive the prepaid rent.
