Does house hacking single family home count as renting experience

Hello everyone,

Does renting a room out with a year lease agreement actually count as "renting experience" to a lender?

-I have been currently renting out my extra bedroom in my current home for over a year now.

The reason I ask because I plan to purchase a multifamily 3-4 units and rent the others though a VA owner occupancy loan. I was told however that the I would need to have 2 years renting experience before the other units would be considered income.

Any feed back would be awesome!

Thanks,

Randy

@Randy Ceballos

I am pretty sure that would be considered renting experience. People house hack their single family homes all the time. @Brandon Turner, I am pretty sure said he did that during his early years before getting married.
