I have been learning from this site for about 4 years full time because I am currently handicapped and cannot walk or work. 

Bathroom looks decent, but it's handicap accessible... the room down the hall is as well.

The surrounding homes are well into the 6's, but the duplex has had little restoration and is currently occupied by handicapped month to month renters. 

Here in my area, dearth of lending is a HUGE handicap right now.

Turnkey is an amazing RE niche and definitely is the easiest way to generate reliable passive income, but if you don't work with a provider that you can trust to be upfront and transparent, then you're starting out with a severe handicap.

Also, $40K down is a large chunk and will handicap you for increasing your portfolio.

Office retail: extra offices bathroom, medical: plumbing electrical handicap parking, offices etc

The bathroom has no handicap bars or any other special safety devices; the lease makes no mention, of course, of this additional person living in the house.
