Created an LLC - I know this wasn't an absolute necessity, but it gave my wife some peace of mind about my new venture.

Our father in law lives out in the country in Ava and my wife and I eventually want to buy land and live out there once we've built up a portfolio of cash flowing rentals (future focus)So really springfield is a little bit convenience mixed with a little necessity because of family; however, I think I might want to branch out to either the Kansas City or St Louis market...but that's a ways away.As They're always saying on the podcast, you can always find a place to invest within just a few hours of wherever you live

Make sure you can at least recoup the cost if you do it if they aren't a necessity.

Which changes were necessity driven, and which were complete happenstance?

1) They are necessities in much of the country 2) They are depreciating assets, so either you pay opportunity cost of deploying the capital, or you pay interest.

I didn't want to be sitting on the sidelines while I figured out how to do that and it didn't turn out to be a necessity.

And we dont need all our stuff while living in a non permanent situation, just bare necessities, but thankyou Sylvia for that.

Without having to worry about maximizing my income from these sources due to necessity, I can make good decisions because of what I have built with my portfolio.I will say this,I am glad that we bought our first rental 9 years ago.

I work as a bus driver for my W2 and have been trained that, if someone brings an animal OF ANY KIND onto your bus and, when told "no pets allowed", claims that it is a service animal, it is against the law to refuse them access AND it is against the law to ask what their disability is to determine the animals necessity.  

Keeping small businesses afloat while putting an end to the stimulus checks and endless unemployment benefits is an absolute necessity.
