The first is the interest rate, my guess from the information you gave is that the loan is about 6% which isn't all that bad, but high enough to consider paying it off versus investing in some S&P 500 etf (depending on your marginal tax rate).

There are VERY LOW MARGIN in new construction...it's a volume game, not a one-off game.For reference, we did a framed single family with a front brick veneer in Bucktown in 2020 sold in 2021 for $179/SF....we probably should have been closer to $165/SF but had some lessons learned.

My view is that I can get a higher return by parking that cash in real estate as opposed to having some fund manager get me marginal returns on my savings.Appreciate any thoughts or comments.
