The first is the interest rate, my guess from the information you gave is that the loan is about 6% which isn't all that bad, but high enough to consider paying it off versus investing in some S&P 500 etf (depending on your marginal tax rate).

Of course low risk typically equates to low margins but passive for duration of lease for as long as tenant performs.

There are VERY LOW MARGIN in new construction...it's a volume game, not a one-off game.For reference, we did a framed single family with a front brick veneer in Bucktown in 2020 sold in 2021 for $179/SF....we probably should have been closer to $165/SF but had some lessons learned.
