Another idea that occurred to me, is to form a LLC, sell or refinance my own property to my own LLC for the current market value, for the purposes of getting funds, assets protection, kick start my business, to see, If I'm able to get the funding thru my LLC rather than thru my personal credit, and made that property the base of my business.

The SoCal housing market is much more expensive than most of the country so I will probably live at home and pocket the BAH from the post 9/11 go bill while I attend school, save up for a good down payment on an investment property whether that be in CA or elsewhere, and then kickstart my career in real estate investing.

Obviously that's not attractive, but it would give me the opportunity to learn what it's like to be a landlord, with the hope that in a few years I could sell for a higher price with a lower loan payoff amount.If it were you, would you take the modest cash-out now and use it to kickstart your savings to target a first rental property that will cash flow on day 1?

Anyways I understand what you have to say and I always thought money would be one of the issues until I heard of wholesaling and how that could really kick-start my path towards investing in real estate.Contrarily to what I just said, however, I'm not actually not too well informed about house hacking but from what I learned so far, you do need a fair amount of money to get started with it (I could be totally wrong though) and I am not entirely certain that $800 would cut it.
