Seeing 5+ Mixed-Use units in the 70-75LTV in the 10-11's for bridge and 8-9% for perm.  

Operators use bridge debt because the lender is more flexible as to DSCR and LTV/LTC than banks and agencies.  

Bridges are short term, typically 6-18 months. 

Bridge loans for upto 24 months are more readily available for those property types

You might consider exploring refinancing into bridge loan with a rehab component.
