Hey Darnell, I help folks finance deals in Detroit frequently and I'm actually from the Sterling Heights area myself.

I'm new to BP and trying to build a team as I dive into more frequent and long-term profitable REI.I've been doing SFH rentals over the last 15-18 years, but it's all been very traditionally financed (ho hum, 30 yr fixed) and as such has limited my ability to invest more frequently, and grow a portfolio.I'm here to learn how to use more creative financing strategies (private money lending, Sub-to, seller financing) to acquire 2-3 units (duplexes, tri) and 5+ multifamily properties. 

Normally I'm not a fan of selling, but I would ask if this property cash flows.

I'm a big fan of Dallas/Houston -- the strategy you pursue should be dependent on the property management resources you have in that market & your appetite for property maintenance (higher for STR's).

We also replaced quite a few old ceiling lights with new ceiling fan/light combos and replaced any cracked or suspect outlets, etc.Kitchens got new stoves and microwaves and upgraded furniture in common areas.

The neighbor demands that we always padlock the main gate and she would change the codes so frequently, and it’s been a nightmare for some guests & us.

A few connections who frequent the state senate have said that there is work underway to get this under control.

I used to live in Lake County and worked on a project in Grass Valley so I would drive highway 20 frequently. 

I’m just now getting into real estate and I already know I’m not a fan of dealing with tenants.
