Sounds like this property is better suited to be a LTR.You will likely get some unfavorable reviews about the neighborhood that may make your decision for you.

It's a very personal decision though.

As home prices in NJ are very high, it makes the decision to go FHA VS live-in Conventional hard for me.

Do you make any decisions as to the value-proposition offered the tenant.

If your place is cheaper but I have to worry about utilities that I even have to set up that could be as high as $1000 a month, that definitely factors into my decision.

Moving forward in my  commercial leases I will now include language making the placement of thermostats the landlords decision with additional language prohibiting the relocation. 

This is a lot more helpful to me when making investing decisions than platitudes of "positive cash flow" with no data to back it up.
