@JR Nieman I'm looking at basic homes with laminate wood floors, granite countertops, standard fixtures, nothing luxury.

(I opened the Florida markets and ultimately was responsible to buy/rehab/lease/manage over 12000 single family homes which we bought 1 at a time from Q2 2012 to Q4 2014)  Lucky me, I can say I have signed more individual closing packages than anyone in Florida history... that and $5 still only buys me a cup of coffee at StarBucks!

Just got back from spending $1,009 on new light fixtures, door knobs, and electrical gear.

New cabinets, floors, doors, trim, windows, light fixtures.

He doesn't invest in stock and 401k afaik.Anyway i think different people have different cup of tea in terms of investment vehicle. it's good to know their stories from both side and determine which one you choose.

Hello Folks,       Am looking for good handymen( or woman), contractors for small fixes around the house, with fixes to floor, some door hinges, knobs, handles and window fixtures.

If this house were in perfect condition: with new flooring, paint, landscaping, appliances, fixtures, it would sell for between 400-420K. 

You should be using the same tile and fixtures for everything but the master.  

The DMV handles the title to the home unless it is declared real estate and becomes a permanent fixture with the land.  

It's not my cup of tea, but I'm sure certain people do great with it.There are a lot of upcoming areas in Philly that I think will be safer and easier to start with... then you can always decide where to go from there.
