Unless your market is much cooler than the rest of the country finding a 9 cap in a B area is going to be difficult.

Look up the tax relief act of 1997, one of the cooler things Bill Clinton did for us, if you were living there as your primary residence for a full two years, I believe you're entitled to skip the capital gains tax up to $250,000/ person.

If you use the real estate agent I suggested, he knows the city super well and will guide you to the right places and keep you away from any "sketchy" parts of town ... there aren't many "sketchy" parts of Fort Collins :) If you're able, I'd buy right now while the market is a little cooler during the winter/holiday season.

Also, at this price range, central AC is a must in my opinion (it says you have a swamp cooler in the listing).You also have some new construction pretty close to your home that is going for just over $1MM that are not on the corner of the busy street which is some stiff competition for people looking for high end homes (800k plus).

Housing has always been less expensive than Denver, Colorado Springs is less crowded, less traffic, cooler summers and warmer winters, the snow is typically gone in a few days, you can get through the Colorado Springs airport in 10 minutes, and the University of Colorado is significantly expanding here.
