We replaced several kitchen appliances , there is a new well on the property and it’s all fenced in.

We do positive actions like insulate, install new windows, and install high efficiency heaters and appliances.

You take every item that will need replacement at some point - water heater, AC, heat, appliances, windows, roof, etc.

It applies to certain components only, such as carpets, appliance, fences etc.4.

If you have a good plumber, electrician and appliance guy in the area you can handle most reparirs through them.If you must hire a property manager, I would get lots of referrals and check them out very thoroughly.  

But the reviews of the all the top home warranty companies don't give a good feeling about the practicality of using one including poor service, delayed appointments, multiple visits to fix an issue, keep patching the appliances and systems instead of replacing, offering low replacement costs if they decide to replace, not to mention the tenant frustrations because of these issues.

My property management has been good about day-to-day items like appliances and turn overs, but poor at comprehensive solve like exterior leaks and only one individual has been good at communicating with tenants.  

We never supply appliances.

The STR one is 1989 built and needs some Rehab in form of paint, cabinets, appliances, floor, fixtures, water heater etc.

The expectation is to rent it out, once I make a few upgrades myself that I had planned on doing such as new appliances and a few more cosmetic upgrades.
