@Mary Jay you are doing it all wrong.You are using an antiquated strategy, the same as millions of buyers do these days by not taking the time and effort to show potential sellers and listing agents you are a REAL buyer.Do the following:Contact a lender and get pre- approved and obtain Approval Letter for your MAX purchase price, regardless if its more than the price range you are looking to purchase in (note: I used a $1,250,000 letter to purchase a $360k rental property)Then contact a title attorney, put a least $5000 (or more) in escrow and obtain an Escrow LetterThen take these 2 letters  and send them to potential Buyer's Agents to represent you and I bet you'll be amazed at the difference in results.Do NOT try to deal directly with the Listing agent in hopes of getting a better deal https://www.biggerpockets.com/forums/552/topics/541519-dealing-with-the-listing-agent-for-a-better-deal Do NOT go it this half cocked and Poor Mouthing the offerhttps://www.biggerpockets.com/forums/552/topics/541088-good-faith-deposit-negotiating-from-a-position-of-strength

I also plan to convert a space into a bathroom so if I stay antique look then ill make sure to match the style.You cant see it from the photos but some of the window panes have been replaced with plastic and it looks like the windows may not provide a good seal.

there are a lot of antiquated subdivisions in Sonoma county and if this does not have city sewer its probably non buildable.I just sold two lots I had at Jenner by the sea for 50k total. ( B/C) I could never get them to perc and pass for septic.. these would be 250k lots each if that were the case.
