I don't know much about the lady or her program but the key concept in wholesaling is finding a deal where you can enter for less than you can exit, thus creating an arbitrage between your purchase price and your sale price.

"She is a very pretty young lady.."

It's great to list some points as to why selling direct may be beneficial, but CRE owners will be a lot more numbers-savvy than wholesale a SFH from a little old lady. 

So ladies and gentleman this is what I have so far.

I had a cleaning lady I would pay $100 - $120 per day 3x a week but she would take care of laundry and averaged 2-3 listings per day. 

So basically what I am looking at here is can I actually talk this lady into selling, get her to sign a contract, get the township to approve it and not demolish the house and then put down a $10,000 bond to ensure that I am going to complete the repairs.

The lady who does all our title work stopped in to see me today.

The lady that owns it now only rents it out for the high demand summer months, do you think if we do the marketing and target fisherman and hunters we could get it rented for the other months at a more discounted rate?

I have another lady that if a week goes by and she hasn't received a solid applicant she is dropping the rents..
