My question is if it is even worth it financially to pursue the unpaid portion of the lease if I am unable to re-rent for a while or will I likely just be bogged down with legal fees making it all a wash.

During the financial crisis & real estate meltdown, many solvent companies/people went bankrupt because they didn't have enough liquidity, and therefore defaulted on their obligations, and some/many (technically) insolvent companies which had a decent amount of liquidity survived the crisis.

The property doesn't require a huge cleaning effort, just basic cleaning (washing walls, moping floors, etc.)I would like to avoid the higher cost maid services.

I did all the demo, tile work (never doing again), install cabinets and hardware, (they were new box cabinets from a wholesale cabinet company), installed finish plumbing, installed appliances, pressure washing of fence, drives, basement walls, framing of washer/dryer walls and a lot of minor things along the way.

.$43k / 6 months = 7.16k per month profit on 470k or 1.48% per month against your money.Here were the final numbers to keep everyone honest.Cost: $415K – Sale price of $535K, (I don’t usually account for the front end commissions, but they were $11,700 and my back end was ($10,700 + a small broker fee) = $535k-commissions (let’s call it a wash) = $535,000$535k - $415k = $120k, rehab was $55K so profit was $65k

Eric,While the crown wash itself looks to be in patchable condition (and thus a more affordable expense), I'm wondering what's going on with those flues.
