Already rented, ranch style, brick How did you find this deal and how did you negotiate it?

Since Florida is home to many resort style retirement communities....it is super popular with boomers and that influx will continue since the youngest boomers are in their late 50's.

I'm a BRRRR style investor and have already purchased 2 properties which I positively cashflowed.

Est 10% CoC return.Thinking the 2 BR 1 BA SFR may be my niche, I've had a great experience renting out the other similar style home I own in Virginia Beach.

What if there was a gov't program that allowed landlords to set aside part of a tenant's rent in an HSA-style savings acct for the tenants to buy their first home? 

When asked about the high failure rate of restaurants he said something to the effect of: "no one walk into a plane and thinks to themselves 'this pilot is a chump, if I wanted to I could fly this no problem'.

Minimum bedroom/bathroom/square footage, style,.......

They take advantage of their proximity to large metropolitan centers to support the arts but prefer a more expansive home style in less crowded neighborhoods.

I have invested with @Joshua Ferrari and Ferrari Capital and really like how they operate and the very open communication style!

But as time goes on, the solar cell efficiency increases and (I imagine) overall system cost decreases, so there's probably a relationship there.My impression at the time was that there are a lot of MLM-style solar companies out there, which always felt a bit pyramid-schemy.
