Want to up my game.Started searching college towns, commuter towns outside of Boston (Manchester,NH , Providence, New Haven) trying not to be fearful of leaving my comfort zone ( Boston) which is highly priced as you know.Well, I found I very quite town in NH , nothing special about it , no big business, no huge draw but the population is holding its own, low crime...just a quaint town.This particular property is 8 unit with 6 add'l storage units & 2 garages ( those aren't bringing in revenue as of yet, not utilized) All are in good shape, not worn or old. 

. • Proof of regular investment earnings, social security or other form of governmental rental supplement. • Any additional sources of income that applicant wishes to disclose (i.e. child or spousal support, trust income, financial reserves, etc…). • Any rental subsidies which you wish us to consider.

Usually they will search for apartment brokers or commercial real estate brokers that specialize in apartments  so you're going to need to approach it from that angle.The most effective method to find off market deals is to call the owners directly.

A very good friend brought a realtor who specializes in this type of project, her buyer had been working on this for several years and fell through and so we were able to step in after most of the water rights were secured.

That can kill the profitability of a focused strategy of flipping.This is a very specialized niche. 

Her vision was to create an atmosphere that was special and to organically grow it into something very special and personal.

Anything special or different that I should be taking into account when underwriting?   

I am looking to acquire more real estate to supplement my income.
