Not only are gas water heaters preferred by buyers because of their lower operational costs but you won't be adding another high load to the electrical panel which I'm guessing is only 100 amps.

First and foremost, it was remedied quickly by the GC which he verified by sending me a picture and his check was in the mail that day.A little back story for those interested, it was electrical work being done (upgrade service, newer bigger panel, and direct lines/dedicated circuits to upstairs bedrooms) The 'thing' sticking out was a drill bit that came up from the basement when the electrical subs were prodding to see where the floor was vs.

This year during summer, my 3,500 sqft student home had a $950 electric bill :*( Of the 2 properties that have solar, one is using a leased plan from Sunrun that is saving me about $70 per month (annual bill is normally around $3,500 so it's a mediocre savings - I will not be doing that again) and the other has 100% free and clear panels.

I do not believe any ethics panel would find you in violation of the law nor the code of ethics for doing so if the end result is getting your seller a higher price.

I did notice that it has old electrical panels with round glass fuses rather than the breakers used now days.
