Rental gets its own deductions and are not limited if expenses are necessary and ordinary for the rental activity.

However could we not draw a corollary from the case where say you owned an actual business, you would be able to deduct all losses from that business to offset your ordinary W-2 income.

The more there is to entertain children, the more the vacation feels relaxing for the parents, even if all they are doing is having a quite cup of coffee on the patio.

You do need a business, any ordinary business. 

On the exterior, we added a huge putting green, extended the covered patio, landscaping updates, added a hot tub and pool heater.

This helps because when you think of any ordinary renter, if they have a job loss or have to take a paycut, they don't have anyone to help them with that burden.
