LaShonda,250 is a good start but remember that response rates for campaigns are typically very low, we're talking typically around 0.5% so the larger your target mailing list, the better.Typically you would send out postcards first batch because it's cheaper and you will get a bounce on some and can discontinue those, then follow-up with yellow-letters.

No matter what you decide to do, make sure you are connecting with more experienced people bc I have never heard of a flip going as planned so you wanna make sure you have people you can call or just bounce ideas off of. 

My landlord states that he missed a mortgage payment because not enough funds were in his bank since my check bounced and in turn his payment did not go through with sufficient funds.
