Does anyone have any creative ideas of how a city and local investors can work together to ensure that all properties are safe, habitable and reasonably well-kept without instituting such a harsh, blanketed ordinance meant to keep some of the 'bad apples' in compliance?

thankyou so much Joel i appreciate it, been looking at some prospective syndication deals in commercial retail/shopping centers and also at some mortgage loan funds too, one offering 8% preferred, fixed rate with no profit share of anything above that with a few year lock up period, trying to figure out how to compare apples to apples within the commercial retail/shopping centers syndication is confusing as well with the different terminology and the different splits structures etc

@Nancy Bender what I would do is call vacation rental management companies and ask for the gross revenue on homes X size, then condos X size in a specific area/ neighborhood you’re interested in so you can compare apples to apples.

I’m trying to do both actually, cause even the best tenants can take a turn for the worst and I’m not convinced you can omit all the bad apples even with proper screening.
