I don't know, I can just hear my law professor's voice in my head saying you'd be better off without this document that won't be complete, that you'd be better off just putting in the lease that they are responsible to report any maintenance issues - period.By the way, you'd probably be best served by requiring renter's insurance.

Once I have 5+ doors maybe hire a VA that can even answer a local google voice line during business hours for emergencies and even have them call the necessary contractor for issues.

Claimed they didn't know what the address was (on the lease, I also got their drivers licenses in the mail after they left and all kinds of other mail that I had to forward to them, and on top of that this idiot 1) told me via email he got a utility  bill in my name and opened it but yet he didn't know what to do 2) left me a threatening voice mail reciting the address that he claimed he didn't know, telling me he was coming to the house to get his deposit one way or another, the "evidence is clear" lolololol).

This way they will not be surprised by what they get charged when they move out.Don't get in a rush to rent out a unit... wait for the best qualified tenant.It is cheaper, and quicker, to pay someone to leave a unit than try to evict them.Get a few Google Voice numbers (they are free) to use for different tenant purposes.. emergency, general questions, general maintenance.
