Depending on markets, locality, your business strength, etc you have more or less bargaining power. 

Class A is 2nd, while Class B collections are the highest (based on info I saw).

I'm wondering if a) I can increase rent at all (or did I need to give notice 2 months in advance) and b) if the tenant signs another lease, can that be for higher rent (annual, month to month, etc.)Essentially, I want a higher monthly rent payment for the increased exposure of not having a tenant for the entire year. 

Sometimes to smaller contractors dont have the man power to do a large job and wont tell you that, so they just ghost you. 

This is important because you're not immortal, and there's no substitution for time or the power of compounding.
