Don't expect the seller or listing agent to be thrilled if you request repairs when you agree the property is sold "as is".

Listen to that man, he knows his she-at.Anyway, just wanted to chime in and say that the sub2 thing is taught as a way to do deals when you don't have money, and its possible to do things that way, but its a gamble and one you're taking with someone else's credit.

@Joe Kim  As long as you understand it's a gamble with a calculated risk and you are willing  to accept that,  then the only disagreement we have is one of individual risk tolerance.  

I've never done a deal with a seller who would be at risk, and gambling with someone else's livelihood is just not something I am comfortable with.
