We replaced the floors, updated the kitchen, replace plastic bathtubs with tile and frameless glass doors in all the bathrooms, and closed the screened porch to add a master bedroom W/M bathroom and closet.Added a dwelling under the new master bedroom kitchen and new deckThe townhouse had an original 1323 sqft with the addition came to a total of 2000 sqft.

HI Guys,I finally made a decision to make the move to Washington DC in two months, I am really looking to buy a duplex or triplex that is "relatively" inexpensive ( my budget is around the 300k range I know that this could be a  tall order being that the market isn't only hot but the location is a bit more of the expensive markets.

The backyards of the surrounding neighbors though, didn't look very nice. 3 out of 5 had sheds in their backyards that looked like they were falling apart, and one of the sheds was almost as tall as the house. 2 out of 5 also had a canopy/tent type thing and they both were discolored with holes in them, but they were still propped up.

Like @David Glass said, those numbers ($50-80K purchase w/$900-1100 rent) are going to be hard to find in Charlotte, at least in a B/C neighborhood.

Again, I often use a 50/50 mixture of water and Muriatic acid, but Simple Green is always my first choice.We clean everything including the glass windows, inside cabinets and kitchen drawers and we make every unit in pristine condition.All that cleaning is an expectation.The point to all my stories is I don't think you have much of a valid reason to sue your tenant.

Fortunately I had keys to the units or they would have broke the glass to gain entry.I had a Chineese restaurant that moved out of a unit and never returned their key.
