No loud music, parties or anything of that kind.The house was built in 1908 and not soundproof.She said she's talked to them directly and hopes that will solve the problem, but she starts school next week and is worried about her sleep.I haven't approached the downstairs tenants yet.There is a noise clause in our House Rules, which mentions "quiet hours between 10pm and 6am", which everyone has signed.I don't want to take sides or get in the middle of this issue, but I also don't want to risk losing good tenants (on either side of the argument).Any advice would be welcome and appreciated - thanks so much!

A bigger house will be higher, but that is a great starting point.

Renovating everything, floors, bathrooms bringing it up to the new living standard.

Both were a buy, renovate and hold.  

When it comes to management, I would be taking on a more active role in day-to-day maintenance, tenant acquisition, renovations, etc. 

We currently have 2 of our own and our guest house tenant keeps 2 here as well.

(we created a construction rescue program as a result of this) We provide excellent incentives for our investors,including locking in long term debt at 3.75 % through our in-house financing program. 2 years free property management as well.
