3rd ward had a lot more on the market and commanded a higher rent, but if you've spent any time in 3rd ward you know that those MF properties that border the museum district tend to be the nicest (hence the higher rent, closer to amenities) and as you go East you start to lose neighborhood quality - this is a gross generalization, of course, and just my observation.

Out of the three Solano County cities you mentioned - Vallejo, Fairfield, or Benicia - my gut feel is that Vallejo will cash flow best. but a a cost due to the challenges of crime & the economy there.In general, the safest & nicest area of Vallejo is known as "Glen Cove" - if you look at google map, it is bordered on the North by 780, on the West by 80, on the East by Benicia State Park, and on the South by the Carquinez Strait.

I passed when they told me that could not lien for my fiduciary services (which was an immediate thumbs down to their proposition), When you purchase real estate at foreclosure sale, you are buying the real property subject to all senior liens, rights of possession, etc. therefore, the personal property (contents) would be treated no differently for a deceased owner as it would a living owner, pursuant to the foreclosure laws of that state and any federal statutes in place at the time (I'm not aware of any the latter).

Another thing is that all of these people would’ve received several notifications that their property was going to be sold at auction and they would’ve been following this process or would be difficult to locate or deceased.
