Other areas (Michigan park, parts of Riggs parkfor example) are something like 4K a month payment vs 3500 rent, which is frankly basically normal in dc if not slightly better than pre pandemic, most of the rest of the metro area price to rent ratio is much bigger than pre pandemic, ne dc is also one of the only parts of our area I’m somewhat bullish on price appreciation just because prices are down 15-25% since peak.
