You just better make sure that is in giant bold font and get the tenant to also initial it, because if the title is "lease" and it stars out with a one-year term, the tenant has an argument that they reasonably understood that they had a lease that wouldn't end until the end of one year.Why not just do a month to month agreement?

Just looking for a good system that minimizes their time involved as they have a full-time W2 job.Right now, they're planning to provide the things you would find at a typical 4 star hotel - complementary coffee via Keurig and complementary breakfast (cereal and possibly eggs if the guests are willing to cook that themselves).

The washer is working fine.I'd do absolutely nothing except to thank my lucky stars for this great tenant who is working and earning money and paying the rent on time, and washing things that could be just thrown all over the floor instead.Tenants are people who live lives and wash things in washing machines.
