Anyone recommending you should take out a second mortgage to cover the cost of their guru program is giving you VERY bad advice.I don't know the man or his supposed magical program but, this smells like a scam to me.

Unfortunately there is no silver bullet or magic pill in real estate, its work to find good deals and then build relationships to sell the deals.

I always tell my clients, there is no real magic pill, the government will get theirs. 

I read a lot that the magic number is cash flowing at least $300 a month on your property.

DEPRECIATION and TAXES:  You are missing the magic pixie dust that is tough to quantify, but really makes everything worthwhile.

Also the magic number you need to hit where you issue 1099s is $600 and you should have them fill out an IRS form w9 when they start so you have their full name address and social security number and can easily issue the 1099 in January.
