There are some small multifamily listed on the market in the Inland Empire that would provide double digit cash-on-cash returns, though.

A low offer that is supported with empirical data, bids, inspection reports is a whole lot different than "let's offer $70,000 on this property asking $110,000 and see what happens."

I've always wanted to begin an empire in real estate but find it very difficult to get started, especially being able to put twenty percent down on a property in the Bay Area!
