I've done deals where:the seller knows someone locally who can show me the interiorthe seller trusts me enough to mail me the keysthe seller themselves don't even have keys to the property, so they write a letter granting me permission to do what needs to be done to access the propertythere is no way to view the interior prior to closing (typically because there are uncooperative tenants/squatters) - in this case I just simply won't close on it unless I'm getting a large enough discount to account for the fact that I won't be able to view the interiorBelieve me, if you have a good deal sitting right in front of you, you'll figure it out!

The other alternative if the owner is in a time problem is to go for a short sale by reducing the mortgage balance with permission from the bank or face foreclosure to get out from under the property.

Myself and my handyman who helps can mow something like 1/3 acre in maybe 10-15 minutes, so if someone gets behind, it's not that much of a big deal.Plus, being a hands on landlord, it's a great opportunity to get onsite and have a poke around outside, make sure the property is ok, no leaks underneath, see how the property is being kept, and best of all - you have permission from the tenant to go onto the property.
