Rather than overthinking, just start chipping away.

Don't get sucked into Gwynn Oak or Forest Park or anything on the west side even if the prices are decent (they're only slightly better now than they were in the 70's).

The other instance was in California and we were the tenant an oak tree fell on our car and our landlords homeowners insurance paid for the repairs.I would think a quick call to your agent could get you the answer without actually filing a claim at this point. 

I had a cluster of 6 or 7 pine trees and oak trees removed from my front yard a couple years ago.

If you want more risk try up closer to Towson near Belvedre Square, Ramblewood, Loch Raven, Idlewood, and Glen Oaks.
