Does anyone know the best neighborhoods to invest in both Cleveland and Baltimore. And what to be wary about. I’m new to the area but know friends that have had good luck. Looking for flips and multi family holds

Is there any areas or zip codes you would recommend or ones you would recommend staying clear of? Those are the numbers i have been seeing so far as well. I'm used to the west coast and the houses are
alot higher right now with less wiggle room. I have not looked into Columbus yet. I have just started my search away from the west coast, and know people with success in both baltimore and cleveland.
