We also start out very clear on what options are in the case that the relationship breaks down (ie: assign/ sublet the lease, potentially breaking the lease early etc.)

Just follow the 80/20 rule, you'll never have 100% of the information you'd like to have.I'd also highly recommend keeping relationships as in your top 3 if not #1 spot of priorities in terms of getting started.

They need this info for their stats, etc.Document area with photos.Develop a relationship with your council member for that neighborhood and find out what they are doing and report same to council member.Get on Next Door and monitor it from that as well.This could be a safety issue for your tenants as well; as a landlord you are obligated to protect and provide to them safe housing; if you need to build a fence or whatever then do it.Get involved!
