My best tenant used the outside hose to clean out the garbage can when it was freezing outside at 30degrees out.This caused the outside spigot pipe to burst that leads in the basement.

One owned a garbage company in Norcal and sold to waste management.

Here is our language:Utilities paid by landlord: none/ water/sewer/garbage.

One of the best inclusions is a garbage disposal, for example.

Tenants know I do a series of other maintenance items on the same trip.This is my basic list.(1) Replace AC filter.(2) Bleach AC condensate drain line.(3) Test thermostat and replace batteries if necessary.(4) Exercise ALL shutoff valves - kitchens and bathrooms.(5) Inspect and feel around under sink drains for moisture and leaks.(6) Open toilet tank and look at the tank bolts and overflow tube.(7) Test garbage disposer and throw some ice down.(8) Test smoke and fire alarms. 

Since I also have a no animal policy I throw all those applications in the garbage.

Between them they are financially very qualified and she does have an older dog that is her buddy but she’s not running any games with ESA or that garbage.

Forget the 1% rule, its garbage (1% of the purchase price is your monthly rent).   

Most RV parks in the area are on wait-lists currently with lots renting between $650-900 a month including water, sewer, garbage, tenant paying electric.
