Hey Kodie,This may have already been said in the comments, but I just want to remind everyone that if you're looking for a contractor it's important to find someone that's fully-licensed or has a good reputation.

I think one issue is whether the recipient has to pay some tax.. kind of like winning money on a game show.will explore that it could very well be.. and I suspect it would be orginary income so depends on their tax bracket but .. who ever ends up with this will figure that part out.

I am starting to explore multi-unit apartment properties in a state where I have not invested before (Ohio), however I have family there.  

I'm hoping that I can find a financial backer who is serious about working on a project or a hard money lender with a good reputation.   

And to answer your question, I know of a lady who specifically works lease options and will PM her info to you if that kind of investing is something you're exploring.

Talk to other investors in your local market who have used lenders and find a good reputable one. 

If your looking toanage it yourself it is a lot different and more worm than a typical investment property.Also since they rely strongly on reputation and word of mouth, they had to be heavily involved as the help/workers typically are not paid well and need to be trained to build your brand

That may also be an avenue for you to explore.
