You can also have soil samples taken before removal to ensure that there is no leak and many companies will give you a firm price for removal and remediation after thats done. the last thing you want is an expensive environmental issue so make sure you know the status of the tank before you close.

Hey @Joshua Coleman - there's a couple of online providers out there, but what I would recommend doing once finished with your courses is ordering a sample exam book of questions for your state.

To determine what the market rent is, I'd sample more than one property though.

Your sample size is ridiculously low.

Those members that post consistently gain trust over time, similar to any other relationship, business or otherwise (you have a larger sample by which to pull from).

I know this is a little off topic, but @Michael Quarles, do you have a sample yellow letter to send out to cash buyers, as a means for building a buyers list.

Now my sample size is small and I have only had one seller refuse to give me a number.

I then looked at the sample of three results of the list, and saw REO cash, HUD cash, and straight cash Purchases.
