Find someone who does a good amount of volume and won’t be threatened by you and offer tot take them out to lunch (not just coffee).

You have to be an owner occupant for VA loan.

There may be an argument that this is investment property for you, but that seems like a long-shot and would warrant research.If you are able to substantiate that this property is an investment property for you, there is another issue.

The property is likely to be an out-of state property that will be managed by a property manager. 

If they don't need the money to buy their next home, it could be an incentive.

Sounds like as others alluded too that there may be an additional unforeseen lien pop up on title that would need to get released.
