All renovation loans will cost a little more, but worse than that, you have to go through the red tape with the bank, which can feel a bit cumbersome ... you have to ask for permission to change your plans, and you are supposed to wait for their approval, etc. etc.

@Ivan Lopez the main difference with hard/private money is that there isn't nearly as much red tape to deal with once you find the deal (provided you've gotten a pre-approval).
