Maybe you could find some gray area if you have another agent represent you and give you a referral fee after the transaction.

Hello @Precious Thompson ,I believe that the goal should be to purchase properties that generate a sustained positive cash flow and are located in an area likely to appreciate.

Since there is no earnest money per se involved in our contract with the investor, there is some gray area.That said, in the two years that I've been working for New Western, it has always been our position to give the investor a choice after our 14-day window has expired.

FHA loans are a bureaucratic nightmare, but they work in gray areas if you're needing to get creative.

@Mitchell Thompson in towns that small you are asking people to open the door for their competition, but I wish you the best of luck in your search.

@Melissa Thompson I'd recommend finding a bookkeeper overseas using something like Fiverr or onlinejobs.ph-- this will save you a ton of money and time if you find the right person.The bookkeeper I've used had worked for other American companies and knew quickbooks inside and out.
