Another popular strategy is joint venture agreements, where two or more parties join together to purchase and develop a property.

I would venture to say not all but many of these purchases the turnover has been high, damage has been high, went through many PM's, area has gotten even worse with crime etc.I get calls a few times a month where the investors say they bought a cheap house for cash and now it's a nightmare situation.
