In truthMost people throw their money in an industry because the price seems low and then when bad news continues or reappears or the industry gets shaken or uncertain(which it often is) you will more likely be selling during panicked times because you will only understand half the industry and you won’t have the confidence to see what know one else sees.

You can still prohibit smoking in the unit, even with a medical card, because you are not prohibiting them from USING marijuana, you are only prohibiting them from SMOKING in your unit.It would be a wise idea to talk to them again, showing them the clause in their lease that prohibits smoking, and spelling out, in no uncertain terms, that smoking is still a violation of the lease, but medical marijuana in another form is not.

I have read some on the forums about de minimis and a $500 threshold per item/invoice but am still uncertain of the proper tax treatment.These would be tools such as a small compressor, wall texture sprayer, hammer, pry bar, chalk line, broom, safety glasses, multi tool, trash bags etc etc.

Some of the northern part of 38111 has homes valued in the hundreds of thousands of dollars.Even within my small neighborhood, I feel the area East of Goodman Rd is more stable with less crime than the area West of Goodman Rd.Lots of investment activity in the zip code, but uncertain outlook for appreciation unless some of the growing crime issues can be stemmed.

It is not unusual that tenants will severely damage rental property they are about to be evicted from because, well, they have nothing to lose by doing so.As suggested, bring locks and lots of garbage bags.

From my experience, most people are not looking for a place to move into in 4-6 weeks, they're looking to move in a couple of weeks or less so be glad you have plenty of time to find your perfect tenant.I would echo the advice already stated that you should definitely have an application fee of $25-$30 per adult and let your potential applicants know up front and stated clearly what the requirements are before they even come look at it to save yourself and them a lot of wasted time.There are a lot of low quality tenants out there and they have a hard time finding a place to live so it's not unusual to get a lot of low quality inquiries.
